It’s not the greatest feeling when you make an offer on a home and then hear nothing back. However, if your offer is within the 10% range then the seller will typically respond to your offer. They’ll thank you for the time you’ve invested looking at the property and communicating and then, with kindness(hopefully), reject your offer.

 

Sometimes they’ll just reply back to you with a counter that’s exactly what they originally were looking for. This is almost passive-aggressive and doesn’t let it get under your skin. It’s a tactic they’re trying to pull to bring you back up to their original asking price.

 

Rarely does it happen that a seller would be willing to negotiate seriously when you offer 10% less than market value. That either means they are struggling to find potential buyers and the market is super slow. Don’t bank on this working out in your favor.

 

 

How Do You Handle The No Reply?

Don’t panic if you made an offer on a house and have received no response. The next step is to message everyone involved in the sale asking to confirm that they had received the offer. You’d be surprised how many people often didn’t get your message and aren’t actually ignoring you.

 

You can also combine this with a text or a message relayed from a third party website such as the listing brokerage’s website to confirm that your offer didn’t go into their spam folder. Do this only after there has been 1 day of silence from the seller’s side.

 

If a listing has been on the market for months without any activity or signs of open houses, then the reason they may not have responded to you is that they have already accepted an offer. They may be close to signing a contract with the accepted offer, in which case there would be nothing for you to do. It’s better to know then to keep pressing, now you can move on.

 

In the end, you can continue to be persistent but that will either just annoy the seller and waste your time. If they don’t respond after a few messages its time to move on to the next great potential home. Surrender to it, and move forward in the present moment.
